Maui Vacation Properties Terms and Conditions


Payments: 
A deposit is due as soon as your reservation is confirmed.  Final payment is due 30 to 75 days prior to arrival (varies by property).  Our standard method of payment is check or ACH transfer.  For guests preferring to use their VISA or MASTERCARD, these payments will be subject to a 2% convenience fee.


Minimum stay:   The minimum stay varies by property.  For most of the condos it’s four or five nights.  Homes generally have a seven night minimum, with a few exceptions taking shorter stays.
Holiday minimums will be different, and are generally seven to fourteen nights.

No smoking:  all of our Maui vacation properties are NO smoking.

No Pets:  We understand that your pet might be part of your family, but many guests have allergies.  Our cottages, homes and condos do not accept pets.

Occupancy:  All adults, children, infants count towards total occupancy.  Each home or condo has a maximum occupancy, and we’re unable to accept additional guests above that limit.

Check-in time: 3pm or 4pm (varies by property)   If your flight arrives early, check with us to see if an early check-in is possible.  Please don’t show up early, as it’s impossible for the housekeepers to do a great job with a guest sitting on the doorstep.  There is a lot of work to be done for each arrival, and the crews need until check-in time to be sure that everything is ready for your stay.

Check-out time: 10am or 11am (varies by property).   It is important that you be packed and ready to depart by this time, as cleaning is required prior to any check-ins that might be due to arrive that afternoon.  If you have an evening flight, we encourage you to consider the purchase of an additional night, particularly if you’re traveling with children.  It’s like adding an extra day to your vacation.

Cancellation:  Cancellation of your Maui Vacation Properties reservation will result in a cancellation fee that varies by property.  If your plans change and you’ll be unable to come to Maui, please call us as early as possible.  Each home or condo is individually owned, and when your reservation is confirmed, the dates are blocked for you, and not offered to other guests.  If you were to cancel a reservation, it doesn’t always give an owner enough time to rebook the space.
We strongly encourage our guests to purchase cancellation insurance.

Maui County vacation rental law (applies to homes and cottages, not condos):  We are delighted that you are considering one of our homes or cottages for your vacation lodging. We are sure that you would enjoy these lovely properties.
The homes that Maui Vacation Properties offers have a vacation rental permit issued by the County of Maui, and are subject to the rules and restrictions imposed by the County for all short term rental homes. Please understand that we would be unable to accept a rental that does not agree to abide by these rules.
Note: properties without a short term rental permit are subject to closure by the County.
1. Neighbors – Please be considerate of our neighbors. Noise carries easily to their homes, particularly in the evening. NO loud music, NO parties, NO amplified sound of any nature at any time. Many neighbors must be up early in the morning to go to work, and it’s important that your use of this property does not impact them in any way.
2. Quiet Hours – Quiet time is from 9pm to 8am.
3. Use of the Property – Additional friends/family CANNOT be invited to the property and it cannot be used as a “meeting place”. The property can be used ONLY by the guests listed on the rental agreement. The County law allows us to accommodate a maximum of two guests x the number of bedrooms.  Why such strict rules?  The County council wanted to protect surrounding neighbors, by imposing rules that would limit impact of the rental homes.
4. Parking – There is plenty of parking on the property. Vehicles CANNOT be parked on the street at any time. When vehicles are on the street, there is insufficient space for emergency vehicles, fire trucks, the trash truck or neighbors to get down the road.

Additional information with respect to care and maintenance of the house will be included in the rental agreement.
